Giordano Update – Construction Commencing Summer 2019

Brava Development Corp will be constructing a brand new 5-story (16 meter), 73 unit apartment building at 1403 26A Street SW in the summer of 2019.

The property was part of a 4-lot land assembly/consolidation on the northwest corner of 26A Street SW, directly adjacent to Bow Trail and the Shaganappi Point LRT Station.

Brava began the Land Use Re-Designation of the property in April 2017. The Land Use Re-Designation application initiated the process to have the subject lands re-zoned from R-C2 to M-C2. A Development Permit application was run concurrent with the Land Use Re-Designation application. This concurrent process allowed the City and Community to review the actual building that will be built rather than just a “stand alone” Land Use Re-Designation application. Numerous meetings between Brava, Shaganappi Community Association, and directly affected neighbors took place during the 12-month period to Land Use & Development Permit approvals (April 2018). Significant changes were made by Brava to the final building design to ensure all stakeholders were satisfied.

Timeline to Approvals;

Calgary Planning Commission Approval – February 22nd, 2018

City Council Approval – April 17th, 2018

Development Authority Approval – April 25th, 2018
